1.Services Covered
These terms apply to all services performed by Property Spa, including but not limited to:
- Residential pressure washing
- Commercial pressure washing
- Soft washing
- House washing
- Siding cleaning
- Deck cleaning
- Deck restoration
- Deck staining
- Deck sealing
- Deck refinishing
- Porch cleaning and staining
- Fence cleaning and staining
- Driveway cleaning
- Sidewalk cleaning
- Walkway cleaning
- Patio cleaning
- Concrete cleaning
- Concrete sealing
- Gutter exterior cleaning
- Gutter cleaning where specifically included in an estimate
- Dumpster pad cleaning
- Commercial exterior cleaning
- Building exterior cleaning
- Mold, mildew, algae, dirt, grime, and organic-growth removal
- Other exterior property-maintenance services specifically described in an accepted estimate
Your individual estimate or work order determines the exact services included in your project. Anything not specifically included in the estimate is considered outside the scope of work and may require additional authorization and charges.
2.Estimates & Scope of Work
Estimates are based on the conditions reasonably visible or disclosed at the time the estimate is prepared. Property Spa may adjust pricing if previously unknown conditions are discovered, including:
- Significantly greater square footage
- Severe staining or organic growth
- Multiple layers of failing stain or coating
- Unusual access difficulties
- Excessive furniture or obstacles
- Structural deterioration
- Unsafe working conditions
- Customer-requested additions
- Conditions materially different from those represented when the estimate was prepared
No additional paid work will be performed without reasonable authorization from the customer.
Photographs, measurements, written descriptions, and electronic communications (including text and email) may be used to establish the agreed scope of work.
3.Customer Property Access
Customers are responsible for providing reasonable access to the property on the scheduled service date. This may include access to:
- Exterior water sources
- Electrical outlets when necessary
- Driveways
- Gates
- Decks
- Porches
- Patios
- Side yards
- Fenced areas
- Commercial service areas
- Other areas included in the project
The customer is responsible for ensuring that locked gates, security systems, pets, vehicles, and other access restrictions do not prevent Property Spa from completing the work. If we cannot reasonably access the work area, the appointment may need to be rescheduled.
4.Customer Preparation Responsibilities
Before service begins, please remove, secure, or protect vulnerable or valuable exterior items whenever practical. Examples include:
- Outdoor furniture
- Cushions
- Rugs
- Decorations
- Flags
- Umbrellas
- Toys
- Grills
- Planters and hanging plants
- Fragile landscaping decorations
- Electronic equipment
- Extension cords and temporary lighting
- Loose objects
- Vehicles near the work area
Windows and doors should be fully closed before work begins.
Please notify Property Spa before work begins about known leaks, damaged seals, loose siding, faulty windows, electrical issues, fragile surfaces, recently painted areas, failing coatings, deteriorated wood, or other unusual property conditions.
5.Pets, Children & Occupants
Customers are responsible for keeping children, pets, residents, tenants, employees, customers, and other occupants safely away from active work areas.
Property Spa may temporarily restrict access to wet, treated, stained, sealed, or actively cleaned surfaces for safety and to allow proper curing.
6.Pressure Washing & Soft Washing Conditions
Property Spa selects cleaning methods based on the surface type and the condition of the property. Not every surface is cleaned using high pressure. Depending on the surface, work may require:
- Soft washing
- Low-pressure rinsing
- Surface cleaning equipment
- Specialized detergents or cleaning agents
- Spot treatment
- Multiple cleaning passes
Cleaning substantially improves most surfaces, but we cannot guarantee complete removal of every stain, discoloration, oxidation mark, rust mark, oil stain, paint mark, mineral deposit, deeply embedded organic stain, or permanent surface defect.
7.Pre-Existing Damage
Property Spa is not responsible for damage resulting from pre-existing deterioration or defects that become visible or worsen during normal cleaning or restoration. Examples include:
- Rotten wood
- Loose boards and splintering
- Delaminated surfaces
- Cracked concrete
- Loose mortar
- Damaged or oxidized siding
- Failing paint and peeling coatings
- Loose caulk
- Failed window seals
- Water intrusion
- Leaking doors or windows
- Brittle materials
- Improper previous repairs
- Inadequately secured fixtures
- Old or deteriorated stain
- Existing structural damage
Cleaning sometimes reveals defects that were previously hidden by dirt, algae, mildew, paint, stain, or grime. Revealing an existing defect is not the same as causing it.
8.Oxidation & Siding
Pressure washing and soft washing can reveal existing oxidation on vinyl, aluminum, painted metal, gutters, trim, and other surfaces.
Oxidation, chalking, fading, and uneven weathering are pre-existing surface conditions and may become more noticeable once dirt and organic material are removed.
Removal of heavy oxidation is not included unless specifically stated in your estimate.
9.Wood, Decks & Porches
Natural wood varies significantly in age, species, grain, moisture level, previous coatings, sun exposure, wear, and absorption. Property Spa cannot guarantee perfectly uniform color across every board after cleaning, staining, sealing, or refinishing. Existing variations may remain due to:
- Older replacement boards
- Previous stain penetration
- Sun exposure
- Moisture damage
- Wear patterns
- Wood species
- Previous repairs
- Previous coatings
- Age differences
- Tannin variation
Cleaning and stripping can expose imperfections that were already present in the wood.
10.Deck Staining & Refinishing
For staining and refinishing work, preparation may include cleaning, rinsing, drying, sanding, stripping, brightening, or other steps depending on the project. The exact preparation steps are determined by the accepted estimate.
Final stain appearance may vary from samples or digital representations because actual results depend on wood type, wood age, existing stain, previous coatings, absorption, moisture, lighting, and weathering.
Customer approval of a stain color constitutes authorization to apply that selected product or color. Once stain has been applied, color preference alone is not considered defective workmanship if the approved product and color were properly used.
11.Drying & Curing
Decks, concrete, wood, stains, sealers, and coatings require appropriate drying and curing conditions. Customers must follow any instructions provided by Property Spa concerning when surfaces may be:
- Walked on
- Driven on
- Reoccupied
- Covered
- Furnished
- Exposed to water
Property Spa is not responsible for damage caused by premature use, furniture replacement, vehicle traffic, sprinkler activation, pets, weather exposure, or other activity contrary to curing instructions.
12.Concrete Cleaning
Concrete naturally contains variations in color and porosity. Pressure cleaning removes dirt and organic growth but cannot necessarily remove all:
- Oil
- Rust
- Fertilizer stains
- Battery acid stains
- Paint
- Tire marks
- Deep discoloration
- Permanent chemical staining
Older concrete may also reveal existing cracks, spalling, erosion, previous pressure-washing marks, or aggregate variation once it has been cleaned.
13.Concrete Sealing
Where concrete sealing is included in your estimate, appearance may vary due to concrete age, porosity, previous sealers, moisture, curing, temperature, and existing surface conditions.
Customers must follow post-service curing instructions. Sealing helps protect concrete, but it does not make concrete stain-proof or maintenance-free.
14.Gutters
Gutter work falls into two distinct services: exterior gutter cleaning and brightening (the outside face of the gutter), and interior gutter debris removal (clearing the inside channel). Only the service specifically listed in your estimate is included.
Gutter staining, oxidation, tiger striping, paint degradation, and permanent discoloration may not be completely removable through ordinary cleaning.
Property Spa does not guarantee the performance of a customer's gutter system unless repair services are specifically included in writing.
15.Landscaping & Plant Protection
Property Spa uses reasonable precautions around vegetation and landscaping, including rinsing or protecting plantings as appropriate for the cleaning process.
Please identify especially sensitive plants, gardens, landscaping, ponds, decorative water features, or specialty vegetation before work begins. Because plants may already be stressed, diseased, damaged, or unusually sensitive, Property Spa cannot guarantee how any particular plant will react.
16.Water Usage
Unless otherwise agreed, the customer authorizes Property Spa to use reasonable amounts of the property's exterior water supply as necessary to perform the service. If adequate water is not available at the property, please tell us before scheduling.
17.Weather & Scheduling
Exterior cleaning, staining, sealing, and refinishing are weather-dependent services. Property Spa may delay, reschedule, pause, or modify a project because of:
- Rain
- High winds
- Freezing conditions
- Excessive heat
- Unsafe conditions
- Surface moisture
- Inadequate drying conditions
- Severe weather
- Forecast conditions likely to affect service quality
Weather-related rescheduling is not a breach of this agreement. This is especially important for staining and sealing projects, where proper surface moisture and curing conditions directly affect the finished result.
18.Service Dates
Appointment dates and completion dates are reasonable estimates unless Property Spa specifically agrees otherwise in writing. Projects may occasionally require multiple visits due to drying times, weather, material availability, or surface conditions.
19.Vehicles & Parking Areas
Customers should move vehicles away from active service areas when requested. Property Spa is not responsible for overspray, water spotting, debris, or cleaning residue on vehicles left within a clearly active work area after the customer has been asked to move them.
20.Electrical Components & Exterior Fixtures
Please notify Property Spa of known defective or improperly sealed exterior electrical components. Examples include:
- Outlets
- Lights
- Cameras
- Speakers
- Electrical boxes
- EV chargers
- Outdoor electronics
- Decorative lighting
Property Spa uses reasonable care around these items but is not responsible for the failure of components that were improperly installed, inadequately sealed, damaged, or defective prior to service.
21.Security Cameras & Exterior Devices
Property Spa may temporarily cover, move, or work around exterior cameras, sensors, decorations, hoses, or similar items when reasonably necessary to perform the service. Please notify us of especially sensitive equipment before service.
22.Photographs
Property Spa may photograph or record video of work areas before, during, and after service for documentation, quality control, estimating, dispute resolution, and before-and-after records.
We may also use general project photos in marketing materials. Identifiable customer information, house numbers, license plates, people, and other sensitive identifying details will not intentionally be displayed in promotional materials without appropriate permission.
You may ask us at any time not to use your property for promotional purposes, and we will honor that request.
23.Commercial Services
Commercial customers are responsible for coordinating employee access, customer access, parking, delivery schedules, building access, and safety around service areas.
Property Spa may temporarily restrict access to wet or actively serviced areas. Dumpster pad cleaning and commercial exterior cleaning may require access to water, drainage areas, or temporarily cleared work zones.
24.Customer Authorization
The person approving an estimate represents that they either own the property or are authorized to approve the work on behalf of the owner, landlord, property manager, HOA, business, or other responsible party.
25.Change Orders & Additional Work
If you request additional work after a project begins, Property Spa may provide an updated price verbally, electronically, by text, email, invoice, estimate update, or written change order. Your approval of the additional work authorizes the corresponding additional charge.
26.Payment Terms
Payment requirements are stated in your estimate, invoice, booking confirmation, or service agreement. Depending on the project, Property Spa may require a deposit, a material payment, a progress payment, or final payment upon completion.
Unless otherwise agreed in writing, outstanding balances are due according to the terms shown on your invoice.
27.Deposits
Some staining, sealing, restoration, specialty-cleaning, or larger projects may require a deposit to reserve the work and purchase materials. Your estimate will identify whether a deposit is required and how it is treated if the project is cancelled.
28.Cancellation & Rescheduling
Please provide as much notice as reasonably possible when cancelling or rescheduling. Property Spa may retain or apply reasonable charges associated with:
- Special-order materials
- Custom-mixed stain
- Materials already purchased specifically for the project
- Work already completed
- Other nonrecoverable project costs
Deposits are not automatically non-refundable. Any specific cancellation treatment will be disclosed in your estimate.
29.Unsafe or Unsuitable Conditions
Property Spa reserves the right to stop, decline, postpone, or modify work if conditions are unsafe or if performing the requested service could reasonably damage the property. Examples include:
- Unsafe structures
- Severely deteriorated wood
- Unsecured electrical hazards
- Unsafe access
- Aggressive animals
- Dangerous weather
- Hazardous materials
- Unstable surfaces
We will communicate material issues we discover whenever it is reasonably possible to do so.
30.Hazardous or Unknown Materials
Property Spa does not provide hazardous-material remediation unless specifically contracted and legally permitted to do so.
If suspected hazardous materials are encountered — including asbestos-containing material, lead hazards, chemical contamination, biological waste, or other unsafe conditions — Property Spa may stop work until the condition is properly evaluated or addressed by a qualified party. We do not diagnose or certify these conditions.
31.Results & Limitations
Property Spa strives to provide professional results, but exterior restoration involves aged, weathered, and previously treated materials, so results may vary.
We do not guarantee that every surface will look new or that every stain or defect can be removed. Our goal is substantial improvement consistent with the agreed service and the existing condition of the property.
32.Workmanship Concerns
If you believe an area included in the scope of work was missed, or that the workmanship did not reasonably meet the agreed service, please contact Property Spa promptly so we can make it right.
Property Spa should have a reasonable opportunity to inspect and, where appropriate, correct the issue before another contractor is hired or reimbursement for corrective work is sought.
33.Damage Claims
Please notify Property Spa promptly after discovering any alleged service-related damage so that we have a reasonable opportunity to inspect the condition.
Property Spa is not responsible for ordinary wear, hidden defects, pre-existing deterioration, or damage caused by other contractors, occupants, weather, structural failure, or customer actions.
34.Third-Party Products
Stains, sealers, cleaners, coatings, and other products are manufactured by third parties. Any manufacturer warranty is governed by that manufacturer's own terms. Property Spa does not guarantee a third-party product beyond our own workmanship obligations.
35.Customer-Supplied Products
If you ask Property Spa to use a customer-supplied stain, coating, sealant, cleaner, or other material, we cannot guarantee the performance, compatibility, color, durability, coverage, or quality of a product we did not select or supply.
36.Warranties
Any specific workmanship warranty offered by Property Spa will be listed in writing on your estimate, invoice, or service agreement. Property Spa does not offer a general lifetime warranty.
Normal maintenance, weathering, mold or algae regrowth, UV exposure, moisture exposure, traffic, environmental conditions, and natural deterioration are not automatically considered workmanship defects.
37.Mold, Mildew & Organic Regrowth
Exterior cleaning removes existing organic buildup but does not permanently prevent mold, mildew, algae, moss, pollen, or environmental contamination from returning.
Western North Carolina's climate, shade, tree cover, humidity, drainage, and weather conditions all contribute to organic regrowth. Future regrowth is normal maintenance and is not automatically a failure of the original cleaning.
38.Promotions & Discounts
Promotions, referral discounts, website discounts (including promotional codes such as WEB10), and other special offers:
- May have stated expiration dates
- May have eligibility requirements
- May not necessarily be combined with other offers
- Apply only to qualifying services
- Must be applied or disclosed as part of the estimate or booking process
Property Spa may establish reasonable promotion-specific terms.
39.Referral Program
Referral rewards, commissions, credits, and discounts under the Property Spa Referral Partner Program are governed by the separate program terms shown during enrollment. Those rules are not part of this customer service agreement.
40.Website Use
Content on BookAPropertySpa.com is provided for general information and service-estimating purposes.
Users may not misuse the website, attempt unauthorized access, interfere with the site or its systems, copy proprietary branding for commercial use, or use our forms for spam or fraudulent submissions.
41.Text & Email Communication
Customers who submit their contact information may receive service-related communications about estimate requests, scheduling, appointment reminders, project updates, invoices, and follow-up.
Promotional or marketing communications are handled separately, and you may opt out of them at any time by replying STOP to a text, using the unsubscribe link in an email, or simply asking us.
42.Privacy Policy
Customer information is handled according to the Property Spa Privacy Policy. If a Privacy Policy has not yet been published on this website, one should be created and linked here before these terms are treated as final.
43.Insurance
Property Spa is fully insured. Proof of insurance is available on request.
44.Limitation of Liability
To the extent permitted by applicable law, Property Spa is not responsible for indirect, incidental, or consequential losses arising from circumstances outside the reasonably agreed scope of the service.
Nothing in these terms limits responsibility for intentional misconduct, gross negligence, or any other liability that cannot legally be waived.
45.Indemnification
The customer agrees to hold Property Spa harmless from claims arising specifically out of the customer's misuse of serviced areas, instructions given without proper authority, inaccurate representations about property access or ownership, or violations of law caused by the customer.
46.North Carolina Governing Law
This agreement is intended to be governed by the laws applicable to services provided in the State of North Carolina, unless another rule is legally required.
47.Changes to These Terms
Property Spa may update these Terms of Service periodically. For an individual project, the terms in effect when the customer accepts the estimate generally control, unless the parties agree otherwise in writing.
