How far in advance should I schedule?

It depends on the season — spring and early summer book up faster. Reach out as early as you can and we will find a window that works.

Do I need to be home during the service?

Usually not, as long as we have access to the areas being cleaned and to a water spigot. We will confirm the details when scheduling.

What is the difference between pressure washing and soft washing?

Pressure washing uses higher pressure and is appropriate for hard surfaces like concrete. Soft washing uses low pressure paired with an appropriate cleaning solution and is what we use on siding, roofs, and other delicate surfaces.

Is pressure washing safe for my siding or roof?

High pressure is not appropriate for siding or roofing. We use soft washing on those surfaces specifically to avoid forcing water behind panels or damaging shingles.

Will the cleaning solutions harm my plants or pets?

We take care around landscaping, pre-wet and rinse plantings where appropriate, and ask that pets stay indoors during service. Let us know about sensitive plantings ahead of time.

Yes, Property Spa is fully insured for both residential and commercial work. Documentation is available on request for property managers.

Will every stain come out?

Dirt, algae, mildew, and general grime clean up very well. Oil, rust, paint, and deeply set stains may lighten substantially but cannot be guaranteed to disappear. We will tell you what to expect before we begin.

How long do results last?

That depends on shade, tree cover, moisture, and the surface. Many Asheville-area homes look great for one to two years between washes; heavily shaded properties may need service more often.

Do you clean the deck before staining it?

Always. Stain applied over a dirty or graying surface will not bond properly. Cleaning and adequate drying time are part of every staining project.

What kind of finish do you use on decks?

Our preferred look is a natural satin or matte finish rather than a high-gloss coating. The exact appearance varies with the product selected and the wood species and condition.

Pricing is based on the surfaces involved, their size and condition, and access. We quote the specific job rather than using flat packages, so you only pay for what your property needs.

Do you offer recurring service for businesses?

Yes. Many commercial properties are served on a recurring schedule — monthly, quarterly, or seasonally — with scope built around the property.

What happens if it rains?

We monitor the forecast and will reach out to reschedule if weather would compromise the result. Light rain is often not a problem for washing, but staining requires dry conditions.
